1400 AC Development Coming to North Augusta

Exciting things continue to occur in the Sweetwater area of North Augusta near the Interstate 20 and Palmetto Parkway corridor, as the 1,400-acre Highland Springs master-planned community has been announced. The property, located in the city limits of North Augusta and owned by Monterey Development, LLC, an entrepreneurial family-owned real estate development trust, is being managed by Presley Realty, a firm local to the Central Savannah River Area, and with particular development experience in the Exit 5 area, having developed the master-planned 300-acre Sweetwater project previously. Local firm, Cranston Engineering Group, is creating the final master plan for the site.

The Highland Springs site hugs I-520 from Hwy 25 in the West, to Ascauga Lake Road on the North, down to Belvedere-Clearwater Road on the South and Old Sudlow Lake Road on the East. The development will feature natural springs, walking trails, proposed new middle and elementary school, city parks, approximately 1,500 new homes, and retail and commercial properties. For reference, according to Wikipedia, the City Limits of North Augusta contain 12,800 acres, and Grovetown, GA contains 3084.8 acres; this property is roughly 11% of the land in North Augusta, and almost half the size of the city of Grovetown.
